Samantha Downing represents clients in a broad range of civil matters, with particular experience in workers’ compensation, litigation, real estate, and administrative proceedings. She is admitted to practice in Massachusetts and the United States District Court for the District of Massachusetts, and is also a licensed real estate broker in Massachusetts, Rhode Island, and New Hampshire—experience that adds valuable depth to her work on property-related disputes and transactions.
At Chartwell, Samantha focuses her practice on workers’ compensation defense, drawing on her litigation foundation to assist employers, carriers, and third-party administrators in assessing claims, crafting defense strategies, and preparing matters for conferences, depositions, and hearings. Her experience reviewing medical documentation, coordinating discovery, preparing witnesses, and negotiating resolutions enables her to quickly identify strengths and vulnerabilities in a case.
Before joining Chartwell, Samantha gained significant hands-on litigation experience supporting clients in state, federal, and administrative forums, including the Massachusetts Commission Against Discrimination. She has managed all phases of discovery, prepared and argued motions, drafted and negotiated settlement agreements, and represented clients during mediations and arbitrations. Samantha has also advised clients before local licensing authorities on matters involving common-victualler and liquor licenses.
In addition to her litigation background, Samantha has a robust real estate practice built over more than a decade. She has negotiated purchase-and-sale agreements, prepared closing disclosures and settlement statements, and conducted residential closings. As a broker and brokerage owner, she has managed agents, overseen regulatory compliance, and served as a liaison among clients, lenders, inspectors, appraisers, and attorneys.
Samantha earned her J.D. from the University of Massachusetts School of Law and holds a B.A. in Political Science from Bridgewater State University. Outside the office, she loves to travel and can often be found by the beach—whether in the summer sun or bundled up for a winter shoreline walk.
